Each type of application has its own specific procedures and requirements. While we process all of the above applications, the Committee of Adjustment considers applications for consent and minor variance/permission, fence viewing, and property standards appeals, while the Planning Advisory Committee through to City Council consider other matters.

Specific objectives pertaining to approvals
- expedite the processing of development applications so as to minimize delays in obtaining final approvals
- assist developers and their agents in the application and approval processes in a manner that promotes the City's good will
- ensure that accurate and timely information about the status of developments, approval applications and similar is available to the public
- employ a fair and consistent approach to the determination of requirements for developments to ensure the City is developed in an attractive and safe manner cognizant of the interests and needs of all affected
If you are considering making an application, you should:
- first discuss the matter with one of our planning staff
- seek legal advice - advisable for all but the most basic applications
- complete the necessary background studies or reports in support of your application
- complete the application form and submit it with the necessary fee to the Approvals Section
- confirm the timing for processing the application and attend all hearings or meetings in support of the application
The Development Services Department is continuing to implement new procedures and standards to streamline and simplify the development review and approval process. Our planners and engineers would be pleased to provide you with the information you need on the City's requirements and how to obtain necessary development approvals quickly.

- ensure all land use policies advance the interests of the City from economic, environmental, and social perspectives
- employ where appropriate, a flexible approach to land use planning to avoid unnecessary delays in obtaining final approvals for suitable land uses
- provide information and assistance to citizens, developers, lawyers, councillors, and other staff regarding land use policies and practices
- assist the economic development division by preparing conceptual development plans for special or important areas that can be promoted by the City to advance the interests of community development
